It is interesting when a Seller asks for an opinion of value and the wide range of answers he will get after several interviews with different Realtors®.  Listing contracts are very valuable and the business very competitive.  Some Salespeople will tell the Seller what they want to hear, in order to secure the listing with ridiculous terms, such as commission rate, lenght of the contract and the amount of days in the holdover clause.  As most Realtors® are Independent Contractors, we can set the terms ourselves on the contract.  The Seller need not agree with outrages terms and should negotiate the best terms possible and ask questions.  The selling price that a Realtor® offers in his opinion, should be based on comparables to the subject property. Often other information is necessarry for those difficult properties that do not have many comparables.  A salesperson should be aware of market conditions, average selling price for the area, and the economic presence.  Sudbury is experiencing a strong market, and...

Sellers can have a pre-inspection on their property and offer the report to interested Buyers.  A pre-inspection report can establish trust with Buyers, eliminate surprises, help the Seller prepare the property and control cost on repairs.  Buyers often inflate the price of repairs in order to bring the sale price down.  Wise Sellers will offer a pre-inspection report so that the Buyer will see the "Big picture" for the property and help them make an offer at a fair price.  When an offer is conditional upon a home inspection, and the Buyer decides not to purchase because of a deficiency, most of the time the Seller does not have access to the report and truly does not know the extent of the issues.  It's smart business to be prepared.

With a new climate in real estate services, much is being made of "private sales" on MLS®.   Large franchises don't want anything to do with this service and rightly so.  As much caution has to be taken when listing a for sale by owner, it would be nearly impossible for a large real estate Brokerage to monitor how this service is being promoted by each and every one of it's salespeople.  This service is tailored for "boutique" style real estate offices, to make sure that the listing is excecuted correctly and that the Seller and the Real Estate Brokerage truly understand their limited obligations to each other. The Brokerage must not overstep it's responsibility to this listing and offer any Agent advice to the Seller as this potentially would mean, the listing is not longer a "Mere Posting".  As with any change, and this is a big change for the industry, it takes time for the players to understand the new rules.  Everyone benefits from having more listings on Realtor®.ca  The Real Estate Salespeople have more...
